It is a misconception that lavish homes in expensive estates don’t sell.
While it does hold true that lower and middle-priced homes sell faster, Mooikloof, Woodhill and Silver Lakes estates alone, there are around 15 sales a month on average.
Although the face of estates has changed significantly in recent years and they now come in many shapes, sizes and price ranges - this type of living is generally not the most affordable option, as a desirable lifestyle is naturally accompanied by higher monthly costs.
Alarming crime statistics and increased fear in residential areas are some of the most important reasons for people relocating to security or gated estates. The notion of "safety in numbers" is undoubtedly reassuring and the added benefit of visible security measures and guards enhance the idea of peace of mind. But naturally, this type of living often comes at a premium and is regretfully not accessible to everyone.
There are around 25 upmarket security estates in Pretoria East, but Mooikloof, Woodhill and Silver Lakes are by far the most exclusive and expensive. “While top notch security certainly plays a major role when deciding to invest in these estates, luxury and an enviable address are also important features.”
In addition to security systems, electrified fences, armed patrols and gates being manned by guards 24/7, these estates also include additional attractions like golf courses, golf pro shops, clubhouses, tennis and squash courts, gyms, walking trails, parks, schools, a private chapel and a nature reserve with game in Silver Lakes.
“Stands in Mooikloof are 10 000 square metres and boast properties of up to R35 million, but the most active market is in the R5 million to R8 million bracket.”
In Woodhill estate, the highest asking price is currently between R13 million and R19 million. “The average selling price is R4.1 million and this estate is equally popular as a rental option. Rentals of between R20 000 and R50 000 per month, depending on the size of the home.
